During certain times of the year, for instance holidays or peak season, we are unable to offer early arrivals or late departures. If there isn't a guest arriving and/or departing on the same day as your arrival and/or departure, then we can often accommodate early arrivals or late departures.
Please contact our office one to two days before arrival regarding the availability of an early arrival or late departure. We can only accommodate either an early arrival or a late check out per stay, not both.
Unfortunately, fireworks are not permitted on the public beaches.
All the vacation homes do have some form of a landline for local and emergency calls. Should you need to contact our office using a landline, you may call either (503) 443-1414 or (800) 708-5880.
Linens and bath towels are located in each home. This includes sheets for each bed which are made prior to arrival and bath towels. Large pool and beach towels are not always guaranteed in each property and it is best to plan on bringing anything needed for the beach or pool.
We constantly update our photos to reflect the actual property. Everything you see on our website is of the actual property you will be renting. Please note that from time to time furnishings and bedding will be updated/changed by unit owners and may not be reflected in the online photos. If you have any questions about the property you want to rent, feel free to call or email us.
The private hot tubs located at our vacation homes at Pacific Winds Lincoln City, Oregon are cleaned before each guest's stay. If you have questions about the hot tub, please contact our office.

Basic cleaning supplies are provided in the homes. A mop, broom, dustpan, vacuum, iron and ironing board are in the property. Additionally, there are starter paper products and soaps. Replenishment of these items is the guest's responsibility during their stay. Unless otherwise noted in the reservation, most of our units also have dishwashers and washer/dryers.
We ask that our guests remember these vacation rentals are private homes with many full time residents as neighbors. Please respect the ambience of your surroundings by not having loud noise and music, excessive running, etc. Quiet hours are from 10:00 PM until 8:00 AM. These hours are enforced by the HOA site managers. More information can be viewed on our rental policies page.
Roads End – Some of the finest tide pools are near Roads End State Park, a portion of the coast that offers a beautiful display of intertidal life. From the state park, walk a quarter mile north along the beach. This area is mostly flat with spectacular views of Cascade Head and The Thumb.
NW 15th Street – One of the more accessible tide pool location in Lincoln City, and near our Lincoln City Vacation Rentals, is at the 15th Street beach access. These tide pools are located at the ocean edge, a straight shot from the beach access. There is street parking as well as a public parking lot close by. Parking on the beach is also permitted in a designated area.
Fogarty Creek Beach – Near the Depoe Bay vacation rentals, this cove beach offers a great location for kids to play and adults to sit and relax. There is also a creek kids can play in as opposed to the stronger waters of the ocean. Some tide pools can be found at certain conditions.

Small, controlled fires, 2 feet by 2 feet are allowed on the beach. Please be careful and keep fires away from vegetation and driftwood. Extinguish your fire completely with water when you are done. Please note buried fires can remain hot for several hours.
Yes, you can swim in the ocean water. The water can be cold along the Oregon Coast and you need to be careful about rough conditions, rip currents and other common items you should be cautious about when swimming in any ocean water. Please always be alert and careful.

The Snuggle Inn and Snuggle Up vacation homes do not have a pool.
Almost all our Lincoln City and Depoe Bay vacation rentals have electric BBQs available for use. The HOAs due limit BBQs to electric only as open flame BBQs present a fire hazard for the buildings. Please check your specific rental's listing for information about the availability of a BBQ. Guests are responsible for cleaning the BBQ after use and insuring all food and grease around the grill are removed.

All of the vacation homes have wireless internet and connection information is located in the Welcome Notebook and check-in instructions sent before arrival. Please be aware that sometimes internet speeds will vary due to demand in the local area, especially during the summer travel season. The local internet service providers do their best to insure high speeds. Keystone Vacation Rentals is not responsible for connectivity to the internet nor upload/download speeds.
Yes, almost every upper floor rental has elevator access. Currently, only our Snuggle Inn, Snuggle Up and Seacliff Loft vacation rentals do not have elevator access.

We typically do not take reservations more than 12 months in advance of the desired arrival date. Peak weekends and event weekends tend to fill up fast beginning in January of that year. You should plan your stay at least 6 months in advance to guarantee your desired dates.
Occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Please check the occupancy information provided for the vacation home you are interested in.
Families are welcome, however units designated as sleep six can only accommodate three (3) children 17 years of age or younger and sleep four units can only accommodate two (2) children 17 years of age or younger.
All confirmation and arrival instructions will be sent via email. To make certain you receive these emails, please adjust your spam filter to accept the domain keystonevacationsoregon.com to your list of accepted email addresses. If you do not receive these emails, please contact us.

Oregon Coast vacation rentals may be reserved 1 year in advance of your arrival date.
Placing Online Reservations:
Using our search or 'Get My Quote' features, enter the desired dates and review the information about the available vacation homes. Once you are ready, click the Book Now button and your information can be filled in online through our secure reservation system. Once the reservation is submitted, the desired dates are put on hold. The booking will be reviewed by one of our reservation specialists in the office within 48 hours and you will be sent your confirmation and the deposit or balance will be charged.
You are welcome to call our office to place a reservation over the phone. We can answer any specific questions you may have and then send a copy of the rental contract via email. There is a phone reservation confirmation process you must follow after the reservation is placed. Instructions are included in the reservation confirmation email.
Check in instructions are sent via email typically 5-10 days before arrival and usually on a Monday morning. We strongly recommend adding our email address email@example.com to your email account's approved email lists to insure all email communications are received. Many times if you cannot find your check in instructions, they have been misfiled to the Junk/Spam folder. If you are still unable to locate these instructions, please contact us.
If an emergency should occur during business hours, please call our office at (503) 443-1414. Should something happen after hours (for example there is no water or your locked out of the vacation rental), please call our office and leave a message. We do our best to return calls when possible (if the call is after 9 pm PST, then a return call may not occur until the next day). Non-emergency calls will be returned during normal business hours.
A refund of the payment(s) made for a reservation will follow the cancellation policy for that specific reservation. You can view information about the cancellation policy on our rental policies page.
A minimum of 50% of the amount due is required at the time of the reservation with the balance due within 30 days from the time of the arrival. All reservations require a credit/debit card payment at the time the reservation is made. Reservations made within 30 days of the arrival date shall be required to pay the full amount at the time of the reservation.

Unfortunately, cribs, pack and plays, high chairs and other similar equipment are not provided for in the rentals. You can view information about local equipment providers on our Equipment for Children page.
Typically, there isn’t room to park an RV, boat, trailer or similar item onsite where these vacation rentals are located. There is some off-site parking, but city ordinances may not allow parking of certain items. Please contact our office with any questions about your parking situation.
We have a convenient listing of available locations available on our Shopping Guide page. There are also personal chefs and grocery delivery options listed depending on where you are staying.
You are a valued guest and we want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend CSA Travel Insurance.
The optional trip cancellation insurance is available for purchase during the time a reservation is placed and for a period of time after the date a reservation is placed. Please carefully review the coverage offered by CSA. CSA offers a 10-day period after the purchase of a policy within which you can cancel the policy for a full refund. Please note there are some restrictions to this 10-day period depending on the booking and arrival dates. Sneaker waves are large, unexpected waves that often occur during outgoing tides. Please be careful and exercise beach safety while exploring the Oregon Coast shorelines. Always keep your eyes on the ocean and keep children and pets close by.

There are strict maximum occupancy limits in all of our vacation rentals in effect 24 hours a day. Any children over 8 months old at the time of arrival do count towards occupancy, regardless of where they will sleep in the vacation home.

Check in is 4:00 pm on the commencement date of your rental period (often times the day of arrival). Check out is 11:00 am on the final day of your reservation period.
If your reservation dates leave 1 or 2 nights open between existing reservations that we cannot rent to another guest (due to minimum night season requirements), we will offer to adjust your dates or move you to an alternate property, if available. A reservation specialist will review the reservation hold request and contact you to address any scheduling issues, prior to confirming the reservation.
There are many options for dining in both Lincoln City and Depoe Bay, Oregon. From buffets, quick eats, and family restaurants to fine dining and seafood, the Oregon Coast has a variety that fits everyone's desires. View many of the available local options at our dining page.
Checkout instructions are detailed in the Welcome Notebook located in the vacation rentals. Please follow the checkout procedures and insure all personal belongings make it home with you. Also insure the vacation home is left in the condition it was rented. There are additional charges for damage or excessive cleaning after your departure.
During your time with us, it may be necessary for important repairs or other service providers to gain access the vacation rental. Keystone will attempt to notify you ahead of time as we are made aware of these situations. If entry is required for property preservation or scheduled by HOA or outside contractors, this unfortunately cannot be held off, denied, or rescheduled. We apologize about any inconveniences this may cause, but we promise to keep them to a minimum. You do not need to be present for the maintenance to be performed.
Your access code will work any time after 4 pm PST on the day of arrival. We do encourage guests to check in no later than 9 pm PST just in case assistance is needed during check in.
Glass floats are hidden along the beach between Road's End and Siletz Bay in Lincoln City which includes the beach in front of our Lincoln City vacation rentals. During the calendar year, over 3,000 floats are made up by local artisans and then hidden. If you find one, it is all yours.

Our Oregon Coast vacation rentals have kitchens equipped with many items and appliances you would need to cook a large meal or snack. This includes dishes, bowls, pots and pans and utensils. Please do remember each kitchen is individually prepared and stocked by the homeowner, as a result there will be differences between each vacation rental.
If there is something special you need to prepare a family recipe or a meal you are counting on, it is always best to bring that item with you.
Each of our rentals are individually furnished and equipped by the property owner. Please check the specific rental's listing for a detailed list of amenities. If you have specific questions regarding equipment or appliances, please contact us.
You must be at least 25 years of age to rent with Keystone Vacation Rentals. No teen or college parties are allowed. All promotions exclude holiday nights unless otherwise noted. Promotional rates do not include taxes and fees. Offers valid on qualifying reservations. Keystone Vacation Rentals reserves the right to discontinue or change the promotions at any time. Void where prohibited by law or otherwise restricted. Offers cannot be combined unless otherwise stated. Discounts may not be applied to previously confirmed reservations.
To protect against cancellations caused by certain unforeseen events, such as illness and weather, we highly recommend that Guests purchase travel insurance to assure the refund of monies paid due to the unforeseen.
Please note reservations that are for seven or more nights during holiday/peak time periods will be subject to a 60-day cancellation policy. Reservations for stays thirty (30) nights or longer will be subject to either a 90-day or 120-day cancellation policy. Please contact a reservation specialist for more information.
Cancellations made 45 days prior to the date of arrival will receive a full refund less the $85 cancellation fee. Cancellations falling on day 45 to day 31 before the arrival date will receive a 50% refund of the total monies due, not withstanding whether the collection of all remaining monies due has been made pursuant to the Reservation Policy, less the $85 cancellation fee. Cancellations on or after day 30 prior to the arrival date will not receive a refund.
For reservations that require a security deposit, said security deposit is not part of the reservation deposit to hold the rental. The security deposit is included in the balance payments due on or before day 30 prior to the arrival date. The security deposit will be refunded in full should the reservation be cancelled.
There is no refund for early departures. Collected money is non-refundable unless the rental unit becomes unfit for habitation as deemed by Management. Under no circumstances shall the Guest be able to determine if a rental unit is unfit for habitation.
Upon arrival to the vacation rental, please take a moment to review the Welcome Notebook. It will contain helpful information regarding the property, amenities, Wi-Fi login information, HOA rules, etc. If you have any questions, please contact our office. We hope you enjoy your stay with us!
A starter supply of items such as hotel sized shampoo, conditioner, hand lotion, hand soap, laundry detergent, paper towels, tissues, dishwasher soap and dish soap will be provided in the vacation homes. Once these starter items have been exhausted, it is the guests' responsibility to replenish the necessary supplies needed during their stay.
Other items such as coffee, tea, creamer, filters, spices, etc. may be provided by the property owner.

All our vacation homes in Depoe Bay and Lincoln City give you a wonderful view of the whales and sea life. You can also visit the Whale Watching Center in Depoe Bay or reserve a charter to see the whales up close.
The check in instructions, which are sent to your email address 5-10 days before your arrival date, will contain information on how to retrieve the key for your vacation rental. Check in is 4 pm PST or later on the day of arrival and we encourage all guests to check in before 9 pm PST just in case assistance is needed at check in.

Guests staying at the Pacific Winds complex in Lincoln City, Oregon should note that only one vehicle per party is allowed to park in the garage parking located under the building. Additional parking can be found in the north parking lot, several parking spaces located near the front entrance of the complex and along the street. The New Pacific Winds HOA does not allow boats, trailers, RVs, etc. to park in the garage or on premises. Boats, trailers, RVs, etc. may be parked on the street.
